In circumstances where a direct purchase offer is made and accepted:
The purchasing entity is a separate limited liability company (LLC) that is wholly owned (100%) by the same individual who owns and controls The Cleric Group.
The purchasing LLC acts solely as principal (buyer) in the transaction.
Neither The Cleric Group nor any licensee affiliated with The Cleric Group acts as the seller's agent, buyer's agent, or transaction broker in such direct-purchase transactions.
The Cleric Group may provide informational facilitation and coordination services in connection with these offers, but does not establish an agency relationship with the seller or represent the seller's interests in negotiations or the transaction.
This structure may present different considerations compared to a traditional sale (e.g., no seller representation, potential for different pricing or terms). Homeowners are encouraged to consult with independent legal or real estate professionals as they deem appropriate.
Alternative options are always available. If a traditional marketed sale with full seller representation is preferable, The Cleric Group can list the property through our licensed brokerage services or provide referrals to qualified real estate agents. All available options will be discussed openly and transparently upon inquiry.
